Why teams choose Unitify

  • Priced per apartment, published, starting at $0 (€0 in Europe). Odoo publishes no per-door price, only $31.10–$61.00 per user per month (monthly billing; $24.90–$49.00 annually).
  • The resident is a first-class user with a native app, not a read-only portal login. Odoo’s portal users cannot edit, and mobile access sits on an edition-gated row.
  • Local payment rails are built into the product: seven acquiring adapters and four biller-gateway providers, including Bank of Georgia and Flitt live in production in Georgia. Odoo lists 14 global providers, none local to Georgia, Estonia or Central Asia.
  • The building, not the invoice, is the object — an apartment-level map, meters, equipment and document history, tickets, intercom and cameras in one place, instead of a CRM/Accounting/Project/Helpdesk assembly around the building.
  • Payment behavior changes measurably where we’ve deployed: Ande Tower, Batumi — collection rose from 40% to 80% of monthly charges over six months.

Our numbers only

In markets without bank autopay, our argument is collectability, not size.

  • Ande Tower, Batumi: collection rose from 40% to 80% of monthly charges over six months.
  • Avant Park, Azerbaijan: the share of collected payments made through the app went from 19% in June 2026 to 74% in August 2026.

What you gain and lose by switching

What you gain with Unitify

  • Per-apartment pricing, published, from $0 (€0 in Europe) — instead of $31.10–$61.00 per user per month (monthly billing; $24.90–$49.00 annually) with no per-door price.
  • A native resident app where the resident is a first-class user, not a read-only portal login.
  • Local payment rails already live — Bank of Georgia and Flitt in production — instead of 14 global providers, none local to Georgia, Estonia or Central Asia.
  • An apartment-level model of the building — meters, equipment and document history, intercom and cameras — instead of a CRM/Accounting/Project/Helpdesk assembly around it.

What you lose by leaving Odoo behind

  • One ERP for the whole company — procurement, HR, contractor invoicing and a second line of business alongside the building.
  • Vote counting weighted by ownership share, a feature Odoo names and publishes; our voting mini-app has no published weighting spec.
  • A local partner bench — seven listed Odoo partners in Georgia, including one Gold partner, to customise and implement on site.
  • An official Estonian fiscal localisation for accounting, if that market applies to you.

When Odoo is the better fit

  • If you also need procurement, HR and contractor invoicing in one system — that is Odoo.
  • If Estonian fiscal accounting is a hard requirement for you — that is Odoo.
  • If ownership-weighted vote counting out of the box matters most to you — that is Odoo.

Georgia

No Odoo fiscal localisation exists for Georgia — an Odoo build here is partner custom work, done by one of the seven listed local partners. We run Flitt in production and have a Bank of Georgia adapter. Collection at Ande Tower, Batumi, went from 40% to 80% over six months.

Estonia

Odoo has an Estonian fiscal localisation, and we say so plainly. Our case here is the resident layer and building operations, not collections: Estonia is a direct-debit market, and a collectability pitch there reads as not having studied the market.

Frequently asked questions

Can Odoo be used to manage a condominium or homeowners association?

Yes. Odoo S.A. publishes an official Property Owner Association package built from six standard Odoo apps — CRM, Accounting, Project, Helpdesk, Calendar and Documents — described for co-ownership properties, condo associations in the US and syndics in Belgium.

How much does Odoo cost for a building of 200 apartments?

Odoo prices per user, not per apartment: $31.10/user/month on Standard, $61.00/user/month on Custom (monthly billing; lower annually). What a 200-apartment building actually pays depends on how many staff and board members get logins — Odoo does not publish a per-door price. Unitify prices per apartment: $0 Free, $1 Base, $3 Pro (€0, €1, €3 in Europe), so a 200-apartment building on Base is $200/month regardless of how many people log in; billing on Base is billed separately at $0.5 per invoice, included on Pro ($3 per apartment per month — $600/month for 200 apartments). In Europe the same numbers are in euros. Regional prices apply in some countries, see pricing.

Does Odoo have a mobile app for residents?

Odoo’s editions page lists mobile (Android and iOS) as an Enterprise-tier row. What’s specifically documented is that resident/owner access is a web portal: portal users have read/view access and cannot edit documents in the database. Unitify ships a native resident app as the primary interface.

Does Odoo support Georgian or Kazakh payment systems?

Odoo’s own documentation lists 14 supported online payment providers — Adyen, Stripe, PayPal, Mollie and others — and none of them is a Georgian, Kazakh, Estonian or Uzbek acquirer. Unitify has seven acquiring adapters built for these markets, including Bank of Georgia and Flitt (live in production in Georgia), plus biller-gateway providers for Uzbekistan, Kazakhstan and Kyrgyzstan.

Is Odoo free? What is the difference between Community and Enterprise here?

Odoo’s One App Free plan is $0 for one app with unlimited users. The Property Owner Association package is Enterprise-only, licensed OEEL-1, which is the paid tier. Unitify’s Free plan is $0 (€0 in Europe) per apartment per month with the core building-management features, unlimited users and properties — no separate community/enterprise split.

When is Odoo the better choice than Unitify?

When the buyer needs one ERP for the whole company — procurement, HR, contractor invoicing, a second line of business alongside the building — or needs vote counting weighted by ownership share out of the box, or specifically needs Estonian fiscal accounting. Odoo also has a local partner bench in Georgia to implement it. If the job is getting residents paying and requests closing next month, that’s a narrower, purpose-built job Unitify is built around.
