What "free software" for managing a house can mean
Behind one search query hide very different offers. Check five things with each one:
- Plan or trial? A permanent plan has no end date. A trial ends, and then the charging starts.
- Is there a cap on houses or users? A manager with several houses, or an association that wants to add an accountant and a technician, hits such a limit fast.
- Do residents get their own access? If only the manager uses the software, every question from an owner still arrives by phone or email.
- What is in the free part? Ask about requests, news posts and meter readings, not about the feature list of the price table.
- Is it accounting software? Accounting and communication with owners are two different tools. It helps to know which one you are looking for.
What Unitify's Free plan includes
The Free plan costs €0 per apartment per month (prices are net of VAT). On Free you have:
- No card and no expiry.
- Unlimited users and properties, as on every plan.
- The core features, including the resident app (description in English): requests and meter readings are on every plan.
- One news post for residents per month. That is the limit to plan around.
- No AI features.
Base (€1 per apartment per month, net) adds unlimited news posts, the AI request classifier, digital passes and booking of shared spaces. Pro (€3, net) includes everything in Base plus the AI concierge, AI reports, billing and invoicing included, API access and smart building integrations.
Billing, meaning the charges for each apartment, is an add-on: €0.5 per invoice, which you can switch on in any plan, Free included, and which is included in Pro. Video and intercom are €1 per apartment, only if you switch them on. AI features are billed per operation in AI credits on top of the plan price; Pro includes 500 credits a month, and you set the spending limit. All plans and prices are on the pricing page.
Who it is for
Unitify suits both an owners' association or an owners' community that manages the house itself and a manager with several houses. In the app the resident sees their charges and invoices, sends meter readings and files requests with a status; in the billing module the manager sees the balance of each apartment. What Free does not include, and what Unitify does not do
- Unitify is not accounting software. The house's books stay in your current program or with your accountant.
- Unitify is not for managing rental buildings: it is for multi-apartment buildings and their owners.
- A vote in the app records the votes. It does not make a decision valid by itself: that depends on the law and the documents of your house. Unitify has no video conferencing of its own.
- Payments: card payments run through Unitify's Stripe integration; we do not promise an integration with a specific Latvian bank.
- Free has one news post a month and no AI features; digital passes and booking of shared spaces start on Base.
How to start with one house
- Sign up on the Free plan. You need no card and no call.
- Add your first house.
- Send us the list of apartments and owners as an Excel file or an export from your current system. We move the data over and set everything up with you.
- Owners add their own apartment in the app, and the manager confirms each one.
If you are moving from another system, we complete the move within a week once you give us access. You do not have to move every house at once.
