Unitify

One platform for WEG administration and smart building operations in Germany

Unitify connects access control, video intercoms, smart meters, dispatching and a resident app into one system, so a Hausverwaltung runs a Wohnungseigentümergemeinschaft without stitching together separate vendor apps for every building system.

Built for how a WEG is actually run

A WEG (Wohnungseigentümergemeinschaft, the community of owners defined under the Wohnungseigentumsgesetz) splits every building into Sondereigentum, the individually owned unit, and Gemeinschaftseigentum, everything shared: roof, facade, stairwell, technical systems. A Hausverwaltung (also called WEG-Verwaltung) is appointed by the owners to run day to day operations, collect Hausgeld and account for it.

Hausgeld is the monthly advance payment owners make toward shared running costs and the maintenance reserve (Instandhaltungsrücklage), settled once a year in the Hausgeldabrechnung. Which costs are umlagefähig, allocable across owners rather than carried individually, follows the same operating-cost catalog used in rental accounting. Unitify is built to run this accounting and the underlying building systems from one place instead of a spreadsheet plus a separate app per vendor.

Payment rails already in use

Hausgeld collection runs on the payment method German owners and tenants already use for recurring bills.

SEPA-Lastschrift

The standard direct debit rail for Hausgeld and Nebenkosten across the EU’s SEPA area. Owners authorize a mandate once; collection then runs automatically each period.

SEPA-Überweisung

Standard bank transfer for owners who have not set up a direct debit mandate, or for one-off payments like a Sonderumlage.

Built around German property law, not around it

Every claim below links to the primary legal source it is verified against, not a summary.

Virtuelle und hybride Eigentümerversammlung (Section 23 WEG)

Since a law that took effect on 17 October 2024, owners can resolve by a three-quarters majority of votes cast to hold fully virtual assemblies for up to three years. The earlier option to allow electronic participation alongside an in-person meeting (a hybrid assembly) by simple majority remains unchanged.

Umlagefähige Betriebskosten (BetrKV)

The Betriebskostenverordnung lists the operating cost categories that can be allocated across owners or tenants rather than carried by the building’s operating budget alone, from property tax and water to elevator operation and building insurance. It is the reference catalog German property managers use for a Hausgeldabrechnung.

Monthly consumption information (HeizkostenV)

Where a building has remote-readable heating and hot water meters installed, the Heizkostenverordnung has required monthly consumption information to residents since 1 January 2022, not just an annual statement. Buildings without remote-readable meters are not covered by this specific obligation.

Energy documentation (GEG)

The Gebäudeenergiegesetz requires an Energieausweis (energy performance certificate) on sale or new letting, and sets a renewable-energy share for new heating systems. Its building-automation and energy-monitoring mandate (Section 71a GEG) is a separate provision that applies only to non-residential buildings with a heating, cooling or combined system above 290 kW, with a 31 December 2024 deadline, not to residential WEG buildings.

The hardware layer, wired into your platform

Intercom, access, video, meters and EV charging connect through mini apps, alongside your requests and billing.

Digital intercom

Calls go straight to the resident’s phone. Entry by app, BLE tag or face.

Unitify digital intercom: unlock screen in the resident app next to the intercom panel

Access control

Contactless entry by phone or tag. Vehicle access by plate recognition.

Unitify access control: Smart Pass screen next to a contactless door reader

Video surveillance

Live cameras, digital archives and plate recognition at the gate.

Unitify video surveillance: camera list in the app next to a CCTV camera

Meter telemetry

Electricity, water, gas and heat readings arrive automatically, no manual rounds.

Unitify meter telemetry: electricity readings and consumption chart next to a utility meter room

EV charging

Stations on the map, sessions booked, billed and tracked in the app.

Building management

Ventilation, heating, lifts and other systems monitored from one dashboard, with instant alerts.

Devices, orchestrator, resident app

1

Devices

Intercoms, access control, cameras, meters, EV chargers and building systems, from any vendor.

2

Orchestrator

Unitify connects every device to one dashboard. New hardware plugs in as a mini app, nothing gets replaced.

3

Resident app

One app for doors, meters, intercom calls and charging. No fifth login to remember.

Questions Hausverwaltungen ask

What is a WEG-Verwaltung and what does it actually do?

It is the administration appointed by a Wohnungseigentümergemeinschaft to run the building day to day: collecting Hausgeld, paying shared bills, keeping the maintenance reserve, preparing the annual Hausgeldabrechnung and organizing the Eigentümerversammlung.

Is a virtual owners’ assembly allowed under German law?

Yes. Since 17 October 2024, owners can resolve by a three-quarters majority to hold assemblies fully virtually for up to three years (Section 23(1a) WEG). A simple-majority option to allow electronic participation in an in-person assembly already existed and is unchanged.

Which costs count as umlagefähige Betriebskosten?

The Betriebskostenverordnung’s catalog: property tax, water and drainage, heating and hot water operation, elevator, street cleaning and waste, building cleaning, garden upkeep, lighting, chimney sweeping, insurance, caretaker, and a handful of similar recurring items. It is the standard reference for a Hausgeldabrechnung.

Does heating consumption have to be reported monthly?

Only where remote-readable meters are installed. Since 1 January 2022, the Heizkostenverordnung requires monthly consumption information to residents in that case, on top of the annual statement.

What is the difference between Sondereigentum and Gemeinschaftseigentum?

Sondereigentum is the individually owned unit, the parts an owner can renovate or sell on their own. Gemeinschaftseigentum is everything shared by the WEG: structure, roof, facade, stairwells, and the building’s technical systems, decided on collectively.
