These terms apply to the Unitify resident app and resident web portal (the "App") offered to residents, unit owners and their representatives ("you") by the applicable Unitify provider ("Unitify", "we"): Unitify Limited (Hong Kong, Reg. No. 76842989) or, where your Manager has contracted with it, its authorized distributor Unitify LLC (Republic of Uzbekistan, TIN 311849914). The provider that applies to you is the one your Manager has contracted with; your Manager or [email protected] can tell you which. They do not apply to the management company, homeowners' association or developer that manages your building (the "Manager"); the Manager uses Unitify under its own agreement.

1. Your Manager and the App

1.1. The App is a channel between you and your Manager: charges and payments, requests and tickets, notices, meetings and votes, meter readings, access features and other services your Manager enables. What is available depends on your Manager's settings.
1.2. Your Manager creates and controls your access. Questions about charges, services, your account or the information shown to you go to the Manager first; its contacts are in the App.
1.3. Unitify provides the software. Unitify is not the Manager, does not provide housing services and is not a party to your relationship with the Manager.

1.4. The App is not an emergency, security or life-safety system. Access, intercom and camera features depend on the equipment installed by your Manager; keep the Manager's emergency contacts and a physical means of access, and call the emergency services directly in an emergency.

2. Account

2.1. You sign in with the phone number or e-mail your Manager registered. Keep your credentials to yourself and tell your Manager if you suspect misuse.
2.2. The App is for adults. A minor may use the App only through an account controlled by a parent or guardian registered by the Manager.
2.3. You can delete your account in the App: your access ends and your profile and login data are removed from the App. Data held for your Manager (for example billing records, requests and meeting records) stays with the Manager, which decides under its own privacy notice and the law what it keeps and for how long. If you write to [email protected] instead, we forward your request to your Manager (Section 5.2).

3. Use of the App

3.1. You may use the App for your unit and building, in line with the law and your Manager's rules.
3.2. Do not upload unlawful, abusive or infringing content, do not attempt to access other people's data or interfere with the App, and do not use it for mass messaging or advertising.
3.3. Content you submit (requests, messages, photos) is delivered to your Manager and stays available to it for building management; you grant Unitify the right to host and transmit it for that purpose only.
3.4. Where your Manager has enabled AI features, some replies or classifications may be generated automatically; your Manager informs you when a conversation is handled by an automated assistant, and you may contact your Manager using the contact details shown in the App. Automated replies may be inaccurate; decisions about charges, services and access are made by your Manager.
3.5. For the version downloaded from the Apple App Store, Apple's Standard Licensed Application End User License Agreement governs the software licence; these terms govern the service and your relationship with the applicable Unitify provider. Apple and Google are not parties to these terms.

4. Payments

4.1. Payments in the App are made to your Manager or its payment provider under their terms; Unitify does not receive your card or bank details and does not hold your money. Receipts are issued by the Manager or the payment provider.

5. Your data

5.1. Your Manager decides which data about you is collected and why; it is the controller and its privacy notice applies. Unitify processes your data only on the Manager's instructions under the Data Processing Agreement at unitify.com/legal/dpa. Our own Privacy Policy (unitify.com/legal/privacy-policy) explains what Unitify does as a controller, for example for the app stores and technical logs.
5.2. To exercise your data rights, contact your Manager; if you write to [email protected], we forward your request to the Manager and help it answer.

6. Availability and liability

6.1. We work to keep the App running and secure but do not promise uninterrupted or error-free operation; maintenance and third-party failures (networks, app stores, payment providers) can interrupt it. Nothing in these terms excludes any mandatory conformity warranty, remedy or liability that applicable consumer law gives you.
6.2. Unitify is not responsible for housing services, charges or information supplied by your Manager, or for its actions or omissions, except to the extent a loss is caused by Unitify's breach of these terms. To the extent permitted by the law of your country, Unitify is not liable for indirect losses.
6.3. Where, and only to the extent that, the consumer law of your country permits a monetary cap of this kind, Unitify's aggregate liability for other reasonably foreseeable direct loss caused by its breach of these terms is limited to USD 100. This cap does not apply to liability for death or personal injury caused by negligence, to fraud or wilful misconduct, to breach of mandatory consumer or data-protection rights, or to any loss for which applicable law requires full compensation. Section 6.1 is not affected.

7. Changes and termination

7.1. We may update the App and these terms; the current version is published at unitify.com/legal/end-user-terms with its date, and previous versions are in the archive on that page. Material changes to these terms are made for security, legal or technical-compatibility reasons or to reflect new features. Where a change has more than a minor negative impact on you, you receive advance notice in the App or by e-mail and may stop using the App and delete your account at no charge.
7.2. Your access ends when your Manager removes you, when you delete your account, or when the Manager stops using Unitify. We may suspend access that breaches Section 3.

8. Law and contact

8.1. These terms are governed by the law of Hong Kong where the provider is Unitify Limited and by the law of the Republic of Uzbekistan where the provider is Unitify LLC, except that the mandatory consumer-protection and data-protection rules of the country where you live apply and you may bring claims in the courts of that country where the law gives you that right.
8.2. Contact: Unitify Limited, 17/F, Yam Tze Commercial Building, 23 Thomson Road, Wan Chai, Hong Kong; Unitify LLC, Tashkent Region, Chirchik, Vohid Haydarov MFY, Vohid Haydarov Street 32, Republic of Uzbekistan, TIN 311849914. E-mail for both: [email protected].
