How Unitify Began: From Night Calls to Digital Infrastructure

The story of Unitify begins with the experience of its founder. In 2012, when Ilia Sotonin launched his first residential management company, there was no digital infrastructure behind it — no platforms, no automation, no dashboards. There was only responsibility.

If something broke at night, the phone rang. And he was the one who answered. He kept the duty phone under his pillow because when a pipe burst at 2 a.m., someone had to pick up. He would drive to the building himself, basement keys in hand, calling plumbers on the way. One would not answer. Another was out of town. A third finally agreed to come.

Resident lists lived in Excel files. Bills were calculated manually. Communication was scattered. If an old pipe flooded a newly renovated apartment, the company could lose everything it had earned that year. There was no insurance cushion, no structured system. Just people trying to keep homes functioning.

Over time, Ilia realized that property management is not just maintenance. It is operations, finance, risk management, communication, and trust — all happening at once. And yet the tools available to run this business were fragmented and outdated. That reflection led to the creation of the first internal software — early prototypes of what would later become Unitify. It was built out of necessity. Not to disrupt an industry, but to make it survivable and scalable. A system to centralize requests, automate billing, structure data, and bring transparency into everyday operations.

Looking back, we can say that were among the first in the world to build software like this. We started by solving our own very local, very practical problems. But soon we realized that the same challenges existed everywhere. Other property management companies needed the same structure. Residents wanted the same clarity and transparency. The software grew beyond us.

On the home market, it scaled to more than 4,000 management companies and over one million residents. What began as an internal operational tool became infrastructure for an entire ecosystem.

Now, under the Unitify brand, our solution is expanding globally. What began fifteen years ago as a response to chaos is becoming a global platform for modern residential communities.

Today, Unitify is developed by a small but deeply committed team of PropTech enthusiasts. We are builders, operators, and trouble-shooters who believe that communication between residents and management teams should be transparent, convenient, and efficient. Every feature we create is designed with one purpose in mind: to make everyday living more comfortable while respecting the dignity of the people who call these buildings home.

The mission has not changed. Make property management transparent. Make it sustainable. Make it structured enough to compete and human enough to serve.

The story of Unitify began with a phone under a pillow. Now it is growing into digital infrastructure for residential life worldwide.
